Clear Pricing Policy:

  • NO VAT CHARGES on the Inventory Services, however VAT does apply to GAS SAFETY CHECKS and EPC’s.
  • NO cancellation fees if advised within 4 hours of scheduled booking (otherwise a charge of £35 will be applicable)
  • NO additional fees for evening/Saturday* bookings
  • NO additional fees for digital photographs
  • NO additional fees for copy reports by email.

*Although we do not normally charge for Saturdays, there will be additional charge of £15 for Saturday Inventory Inspections during bank holiday weekends.

Unless otherwise requested, a PDF format of the final Inventory Report Compiled will be emailed within 48 hours from the date of the property visit.

Two copies of this report should printed off, both should be completed and signed by the tenant and the Landlord or their Agent at the time of the Check-In , prior to occupation (click here to view a sample PDF of our Check-In Report)
One completed copy should be given to the tenant either prior to the date of occupancy or on the actual day of their commencement of occupancy.

The following supplements apply (except for mid term inspections)

  • The prices above provide an indication of the expected cost related to our clerks carrying out an property inspection and compiling a written report including photographs. The prices are based on standard house layout to include a maximum of 2 reception rooms, 1 main bathroom, 1 Kitchen, Hallway for 1, 2 and 3 bed properties and a maximum of 3 reception rooms and 2 bathrooms/wc/en-suites for larger properties.
  • Additional rooms: dining room (through lounge/living/dining rooms will be counted as 2 rooms), extra bathrooms/shower rooms, conservatories, cellars, house exterior, furnished gardens & balconies, out buildings (other than a single garage) for which an extra charge of £15 per room will be applied.
  • For heavily furnished properties an additional 10% charge will be applied.
  • Photographs will be included for any damaged items as part of each inventory report.
  • We require 4 hours notice to cancel or postpone a planned visit which MUST be acknowledged by our office. Failure to do so will result in a £35 cancellation charge being applied.
  • We reserve the right to add additional charges for properties that are excessively large or overstocked with furniture.

Property Inventory Company reserves the right to amend the pricing structure at any time. Agents will be advised in advance of any proposed pricing changes.

An Inventory Report is a comprehensive detailed description report of the property and its contents with a statement of general condition. The report will include detailed information of everything from skirting boards, walls, doors, flooring and light switches, to gardens, furnishings and all appliances.

The Inventory Report provides documented and photographic evidence of the condition of the property at the start of the tenancy, this will be vital in the event of a Tenancy Dispute forming part of the Landlords Defense.

It is imperative that every Inventory report is updated and amended for the commencement of each tenancy. The tenant should have full opportunity to inspect the property and the Inventory Report in order to agree to the contents and sign accordingly.

* Additional charges may apply for congestion charges, distance of travel, parking and any other out of pocket expenses which may be incurred in order to complete the inventory inspection.
